Most of the time in Pattaya you can rent a condo or house and not have any problems but sometimes that great deal turns into a nightmare.
If you think about it, there can be questions. What if you agree to rent for three months and the three months pass. Are you automatically going to rent on a month to month basis or are you obligated to another three months? How are deposits handled? How can I terminate the rental agreement? What rights do I have in an eviction? What do I have to do when I return the property? How are damages handled? How do I repaint or remodel? Are rental agreements standardized in Thailand? What duties and obligations do I have? What about security? How do we handle pre-existing defects in the rental property? Who will do repairs? Do I have to do this in writing? What if things don’t get repaired? It can get complicated.
Months ago, I read a story about a guy who rented a property from an ad in the paper. An individual homeowner placed the ad. It seemed like a great deal because it was cheap and included a boat.
The boat was stolen. The garden had a pond and the pump stopped working and green slime grew over the pond killing all the fish in the pond. The dead fish attracted about zillion mosquitoes and other flying insects, which attracted zillion frogs. The frogs were noisy at night and the neighbors complained. His dog and cat disappeared. The water broke in the house, so there was no water. The owner was somewhere in the South of France and could not be located. The renter was now obligated for a years rent and all repairs because he signed the rental agreement.
